Nikki advises on a wide range of commercial and residential property litigation matters for landlords, tenants, freeholders and private clients. Nikki previously worked as a commercial property manager and has a good understanding of the property industry from a commercial as well as a legal perspective.

Nikki deals with almost all issues affecting commercial and residential property including contested and uncontested lease renewals, arrears recovery, possession claims (forfeiture and S21/S8 notices), enforcement, service charge disputes, nuisance, breaches of covenants and dilapidations.

Nikki also manages more junior fee earners in dealing with debt recovery for a large landlord's commercial and residential portfolio to ensure all cases are actively managed and dealt with efficiently and cost effectively. This includes advising on the best means of recovering the arrears depending on the facts of each case.

Nikki also advises on general commercial disputes including breaches of contract and debt recovery.

Nikki regularly contributes to Practical Law's Property Dispute Resolution blog.

Recent cases

  • Nikki has carried out several projects involving terminating a group of leases in order for the freeholder to gain vacant possession for redevelopment. This has included acting for a client landlord in County Court proceedings (opposed redevelopment on the basis of ground f) and has involved working closely with the client from the beginning and providing strategic property management advice.
  • Nikki has acted for a landlord client in forfeiture proceedings in respect of several properties which resulted in the arrears being paid and a consent order being agreed between the parties.
  • Nikki has acted for a claimant company in successfully opposing applications to set aside two default judgments in the Chancery Division of the High Court. The default judgments were obtained on the claimant's behalf against the defendant in respect of a loan of £5 million from our client that had not been repaid. Nikki was involved in obtaining an order for sale of the defendant's luxury penthouse apartment, subsequently obtaining vacant possession and defeating an application for an injunction to prevent exchange taking place.
